Gas projects have Billions invested, plus
they have been talking about a rail
connection to Manhattan in case it
materializes, thousands already commute to
NY city every day by car. This town will
explode with opportunities as it will come
within commutable distance by train, if the
railroad comes here and links with city of
New York.

There are absolutely no violations of any
kind, building is structurally sound, there is
no Asbestos/Lead paint etc and all bill are
paid up to date. Taxes $6800, free 15 years
tax and grants may possibly be available
although you will know more about it or will
need to make your own inquiries.

For British buyers, the exchange rate is
favorable. This building to construct today
will cost several million dollars and probably
close to 3 years to build.

The sole reason I wish to sell it is to be able
to concentrate on other projects. I did have
incredible plans for it at one time and ideally
would have used ground floor for
shops/restaurant etc. and upper floor as
offices for training/school etc and top two
floors for conversion into 10 or so luxury
apartments. This is a rather sleepy town
with history but all the hall marks are there
that it will come up in a big day soon as gas
has been found and railroad to NY city is a
possibility. Lots of investment seems to be
taking place in the area after a long time.

If you are a developer, you simply can not
go wrong and certainly can not build it for
the price I am seeking. State and local
funding may be possible but that is
something you will need to inquire and do
not buy it on the basis that these grants or
funding will be available. Buy it for what you
are getting for you hard earned money and
for what it can do for you.

They do not build buildings like this
anymore.

I will consider part payment iby way of
FREEHOLD UK property - preferably in
Middlesex area (Wembley, Harrow, Ealing
etc).

I can also rent the property to you for next to
nothing on the condition that you fully
renovate it and use every part of this superb
building. It is a local landmark and locals
remember the school with fondness.

I do have PDF files of basic floor plans and
lots of pics. Just ask and you will have
them. I am anxious to close the deal by Mid
September 2013 and have rejected a
number of offers as they were not close the
the very realistic price I am seeking. Most
important for a non us buyer to note is that
many properties have violations which can
cost an arm and a leg. But there are none
with this property and there is absolutely no
lead paint or asbestos here - both are not
supposed to be in any building.

I am asking for this low price as I do not
want to spend time negotiating on price. I
know it is in my interest to say so but the
price genuinely is very good - providing you
have some funds and ideas to make it work
for you. Ideally - luxury apartments with
